Caldera Springs Sales Team Named #1 at Sunriver Realty Awards

The Caldera Springs sales team took top honors at the 2025 Sunriver Realty Awards banquet, earning recognition as Sales Team of the Year with $57.4 million in total sales. The annual event brought together brokers and teams to recognize performance, consistency, and impact over the past year.
The award is well-earned. And the team traces that success back to the people they work with every day.
“For us, this has always been about helping people find their place in a community they genuinely love,” Sales Broker Linda Dorr shares. “We’re proud of the relationships we’ve built here. That matters more than any number.”
Krista Miller, Vice President of Real Estate & Development, sees the award as a reflection of something larger. “Our team knows this community inside and out. They don’t just sell homes and homesites, they help people understand what life at Caldera Springs actually feels like, and that’s what buyers remember. This recognition is a direct result of the care and expertise they bring every single day.”
Relationships Drive the Results
Much of the team’s success traces back to repeat buyers, referrals, and broker partnerships that have developed over years. That kind of trust doesn’t come from a single interaction.
“These relationships take time to build,” Linda says. “As a team, we’re grateful for the confidence people continue to place in us. Every member brings deep market knowledge and real dedication, and that makes a difference when we’re all working toward the same goal.”
Linda sees the personal side of the work as the reward. “What I enjoy most is building relationships with buyers and helping them create new memories. Being part of their journey, helping them find a home or homesite where they can begin their next chapter. That’s what keeps this work meaningful.”
What Buyers Notice First
Most buyers say the same thing when they arrive at Caldera Springs: they didn’t expect to picture themselves here so quickly.
“People comment right away on how peaceful it is,” Linda said. “It feels like a true getaway. They notice how family-friendly everything is. The lakes, the pools, the miles of bike and walking paths. A lot of buyers can see themselves here with family and friends almost immediately.”
Then come the surprises. The Eastern Expansion is moving faster than most people realize, with generous homesites and new construction homes going up steadily. Bend is closer than it looks on a map. And Forest House tends to stop people mid-sentence.
“One recent buyer walked through and said, ‘Wow, this is like a country club,'” Principal Broker Kristen Butz said. “People don’t expect the level of design and detail until they see it for themselves.”
Many Ways to Buy In
One thing that sets Caldera Springs apart right now is the variety of options available to buyers.
Some want to select a homesite and work with an architect and builder to design a custom home from the ground up. Others are drawn to brand new homes, including Lakeside vacation homes that offer flexible use and rental income. And buyers who prefer something move-in ready can find furnished homes with landscaping, window coverings, appliances, and an established rental history.
“Many buyers see Caldera Springs as a gathering place for their families,” Kristen shares. “They envision multi-generational holidays, long weekends with friends, a legacy home their children and grandchildren will return to year after year. That vision is what draws so many people to start the conversation.”
What Living Here Actually Looks Like
Caldera Links welcomes golfers of all levels through the summer. Bike paths wind through the community and tie into Sunriver Resort’s trail network. Tennis and pickleball courts, the fitness center, fishing spots, and the dog park all sit within easy reach.
When it’s time to eat, the waterfront Lake House Restaurant and Piney’s at Forest House give residents two excellent dining options without ever leaving the community.
Plans extend easily beyond the community. Mt. Bachelor is a short drive for skiing and snowboarding, while the Cascade lakes and high-country trails sit just beyond the gates. Bend is close enough for a weeknight dinner, whether it’s breweries, live music, or a table out.
“The friendships here are real,” Kristen said. “You see it on the paths, at the pool, over dinner. Residents and their dogs build genuine bonds. The community has a warmth to it that people feel right away.”
Looking Ahead
Linda has been part of Caldera Springs for years, and the momentum right now stands out.
“After many years of selling in Caldera Springs, I love seeing how beautiful the community has become,” Linda said. “Watching new families move in, seeing new friendships form, working alongside our builder partners as they’ve grown their businesses and become such an important part of the community’s success. I feel so grateful and fortunate to have been part of this journey from the beginning.”
